  • Surface material. Weatherboard (timber) requires the most prep: individual boards need checking for rot, peeling, and gaps. Rendered surfaces need crack filling. Brick is the most straightforward.
  • House size and height. Two-storey homes need scaffolding, adding $1,500–$3,000+ to the job depending on the perimeter. Single-storey homes can often be done from ladders.
  • Paint condition. Sound but faded paint needs minimal prep. Peeling, cracking, or bare patches require extensive scraping, sanding, and priming before any topcoat goes on.

Weather delays are normal for exterior work. Sydney's wet periods (particularly late summer storms) can push a 5-day job out to 2 weeks of calendar time. Painters cannot apply exterior paint in rain, high wind, or when surfaces are wet.

Sydney-Specific Considerations

Inner west terraces (Balmain, Leichhardt, Marrickville, Newtown).   • Public liability insurance
  • A written quote that specifies surface preparation scope, number of coats, paint brand and product, and whether scaffolding is included or additional
  • Home Building Compensation Fund cover for residential work over $20,000

Red flags: a quote that does not mention prep work, scaffolding listed as "TBC" or missing entirely, no paint brand specified, or quoting without physically inspecting the property. Exterior painting is not something that can be accurately quoted from a photo.
