At a Glance

Compared to Sydney and Melbourne, Adelaide offers a smaller gap between the simplest and most complex interior painting jobs. Fewer high-rise apartments and more consistent housing stock means less variation in access and prep requirements. That said, Adelaide's older character homes bring their own challenges, with salt damp being the one that catches people most off guard. Interior painting here costs $350–$1,300 per room.

What's Included in the Price

  • Wall preparation: filling (Selleys No More Gaps ~$6, Spakfilla Rapid ~$15), sanding, and spot-priming
  • Masking and protecting floors, fittings, and joinery
  • Two coats of acrylic paint to walls, per AS/NZS 2311:2017 recommendations (three coats minimum on bare plaster: one primer plus two topcoats)
  • Ceiling painting if included in the scope (Dulux Ceiling White ~$15/L in 15L)
  • Clean-up and touch-ups on completion

Adelaide's labour rates for painters sit 10–15% above Sydney and Melbourne, reflecting the smaller trade pool. Materials cost roughly the same nationwide. A standard bedroom repaint (walls only) runs $550–$950 in Adelaide. Per-square-metre rates: $28–$40/m2.

What Affects the Cost

  • Wall condition and salt damp. Adelaide's biggest painting challenge. South Australia has high ground salt content, and moisture carries soluble salts into masonry via capillary action. As moisture evaporates, salts crystallise inside walls, causing spalling, bubbling, and complete paint failure. Painting over salt-affected walls without addressing the moisture source guarantees failure within months. Treatment requires removing affected render and fixing the damp-proof course first, then repainting.
  • Pressed metal ceilings. Some character homes in Norwood, Unley, and North Adelaide have decorative pressed metal ceilings (stamped steel panels from the 1890s–1920s). Painting these is slow, detailed brush work following each intricate pattern. Expect pressed metal ceilings to cost 2–3 times more per square metre than flat plasterboard ceilings. They look extraordinary when freshly painted, but budget accordingly.
  • Number of rooms. Whole-house repaints attract better rates per room. A 3-bedroom house interior runs $4,500–$9,000 in Adelaide. Single-room jobs carry a higher per-room cost due to setup and cleanup overhead.
  • Colour change. Extra coats for significant colour shifts add $3–$5/m2 in labour and paint.
  • Ceiling height. Standard ceilings are common in most Adelaide homes. Character homes with 3m+ ceilings need scaffolding ($100–$300/day hire).
  • Lead paint. Pre-1970 homes across Adelaide's inner suburbs almost certainly have lead paint under the existing finish. Professional testing ($550–$850 for a 3-bed) is more reliable than DIY kits ($10–$15 from Bunnings).
  • Paint quality. Builder's grade (Taubmans Trade Pro, $11/L) is adequate for rentals. For owner-occupied homes, Dulux Wash & Wear ($275/15L) or Taubmans Endure (~$250/15L) provide better washability and durability.

A bedroom repaint in a modern Mawson Lakes or Seaford home with standard plasterboard walls sits toward $350. A full interior repaint of a stone villa in Norwood with pressed metal ceilings, plaster walls, ornate cornices, salt damp treatment, lead paint management, and full trim included pushes toward $1,300.

Adelaide-Specific Considerations

Character homes and salt damp (Norwood, Unley, North Adelaide, Prospect, Colonel Light Gardens, Goodwood). Adelaide's inner ring is full of sandstone and bluestone villas and cottages dating from the 1880s to 1920s. These homes have plaster walls (not plasterboard), high ceilings, ornate cornices, and sometimes pressed metal ceilings. The defining challenge in Adelaide's character homes is salt damp. Historic lime render on these buildings was breathable by design. Sealing it with modern acrylic paint traps moisture inside the wall, causing bubbling, peeling, and salt migration to the interior surface. If you see white salt crystal deposits (efflorescence) on interior walls, the damp-proof course likely needs attention before any painting can succeed. Painters experienced with period homes in Adelaide know to assess for salt damp before quoting.

Heritage restrictions. Adelaide takes heritage compliance seriously. Properties listed on the SA Heritage Register or in a Historic Conservation Zone may need a Development Application from the local council before exterior painting, even for a same-colour touch-up. This surprises many homeowners. The City of Prospect publishes design guidelines covering approved finishes and colours. Original unpainted sandstone, limestone, or brickwork should be retained where possible. Painting over original stone is virtually irreversible and strongly discouraged by heritage advisers. Interior colours are generally unrestricted.

Lead paint risk. Inner suburbs (Prospect, Bowden, Mile End, Thebarton, Hindmarsh) have a high concentration of pre-1970 housing. Pre-1950s Adelaide homes may have paint with up to 50% lead by weight. Under AS/NZS 4361.2:2017, lead paint must never be dry-sanded or dry-scraped. If the existing paint is intact, painting over with a bonding primer and two topcoats is the safest approach. SafeWork SA provides state-specific guidance.

Dry climate advantage. Adelaide's low humidity is ideal for interior painting. Paint dries predictably, and there is less risk of moisture-related curing issues than in Brisbane or coastal Sydney. The exception is during extreme heat waves (40°C+ days common in January and February), when paint can dry too fast, failing to level properly and leaving brush marks and poor adhesion. Most Adelaide painters avoid scheduling work during heatwave conditions. The 20°C+ temperature swing between summer and winter does create expansion/contraction challenges for paint on timber substrates.

Scheduling. Adelaide has a smaller pool of painters than Sydney or Melbourne. Good painters can be booked out 4–6 weeks in advance, particularly in spring (September to November) when both interior and exterior work is in high demand. Booking during autumn or winter usually means shorter wait times and the same quality of work.

Hiring a Licensed Painter in SA

In South Australia, painting work over $12,000 requires a Building Work Contractor's Licence from Consumer and Business Services (CBS). This $12,000 threshold is the highest nationally (compared to $1,000 in WA and $3,300 in QLD). The licence falls under the restricted builder category for painting. Requirements include a minimum of 4 years experience, a National Police Certificate, a business criteria course, and $10,000 net assets. The licence holder must nominate a registered Building Work Supervisor.

Before hiring, check:

Red flags: no written quote, quoting without visiting the property, or a quote that does not specify paint brand or number of coats. In Adelaide's smaller market, word of mouth carries weight, so asking neighbours for recommendations is particularly effective.

How We Calculate

Estimates are based on current licensed Painter rates in the Adelaide metro area, adjusted for property age and typical housing stock. All prices include GST. Figures cover standard residential interior painting. Specialty finishes, pressed metal ceiling restoration, salt damp remediation, and lead paint remediation are excluded.

Frequently Asked Questions

How far in advance do I need to book a painter in Adelaide?

Good painters in Adelaide are typically booked 4 to 6 weeks ahead, especially in spring (September to November). If your job is flexible on timing, booking during autumn or winter usually means shorter wait times and the same quality of work.

Do painters need a licence in South Australia?

Yes. Painters in SA need a Building Work Contractor's Licence from Consumer and Business Services (CBS) under the restricted builder category for painting. You can verify a licence through the CBS online search before hiring.

What is a pressed metal ceiling and does it cost more to paint?

Pressed metal ceilings are decorative panels stamped from thin steel sheets, common in Adelaide character homes from the 1890s to 1920s in suburbs like Norwood and Unley. Painting them is slow, detailed work. Each panel has intricate patterns that require careful brush application. Expect to pay significantly more than for a flat plasterboard ceiling.

Can Adelaide's extreme heat affect a painting job?

On days above 35°C, paint can dry too quickly and fail to level properly, leaving brush marks and poor adhesion. Most Adelaide painters avoid scheduling work during heatwave conditions. Adelaide's generally dry climate is otherwise ideal for painting: low humidity means consistent drying and fewer moisture-related problems.
