How Much Does Lighting Installation Cost in Brisbane?

Brisbane Pricing

$50$250

Brisbane homeowners benefit from some of the most accessible ceiling cavities in Australia, thanks to the traditional Queenslander design. Standard lighting installation runs $50–$250 per point, with raised homes at the lower end and slab-built apartments or older fibro homes pushing costs up.

What's Included in the Price

  • Call-out fee. Usually $80–$130, folded into the first couple of points. Minimum charges still apply for single fittings.
  • Labour. 30–45 minutes per point for a standard replacement at $50–$100 per point. Less if your roof cavity is easily accessible from above, which it is in most Queenslanders.
  • The fitting. Standard IC-4 rated LED downlights ($15–$45 per unit for Clipsal, HPM Legrand, or Martec Tradetec). Outdoor-rated fittings (IP65+), pendants, or feature lights are additional.
  • Ceiling cut-out. For new downlight positions in plasterboard or timber-lined VJ ceilings.
  • IC-4 rated housings. Required where insulation contacts the fitting, per the AS/NZS 3000 Wiring Rules. Brisbane homes frequently have ceiling insulation for heat management, so IC-4 fittings are standard on almost every downlight job.
  • Certificate of testing. Your electrician must provide a certificate on completion under the Electrical Safety Act 2002.

What Affects the Cost

  • Ceiling access. Queenslanders and raised homes have generous roof cavities, making cable runs quick and straightforward. Your electrician can work from above without cutting into finished ceilings from below. Ground-level slab homes and apartments are harder and costlier.
  • Indoor vs outdoor. Outdoor entertaining lighting for patios, decks, and pergolas needs IP65+ weatherproof fittings ($30–$200 per unit) and sometimes a separate circuit. UV-resistant materials matter in Brisbane's subtropical sun, which degrades cheap plastic housings quickly.
  • New install vs replacement. Replacing an existing fitting where wiring already runs costs $50–$80 per point. A new cable run from the switchboard to a fresh location costs $100–$200+ per point.
  • Number of points. Brisbane's open-plan living areas often call for 8–15 downlights. Bulk installs bring the per-point cost down to $50–$70.
  • Ceiling fans with lights. Extremely popular in Brisbane, especially on covered decks. Installation runs $200–$450 per fan because the ceiling mount must handle weight and vibration, requiring a reinforced bracket and sometimes additional bracing.
  • Old halogen conversion. Swapping halogen downlights to LED often means replacing incompatible 12V transformers alongside the fittings ($20–$40 per point in materials).
  • Dimmer switches. Clipsal Iconic LED dimmers ($30–$60 per mechanism) are the most commonly installed. Always confirm compatibility with your specific LED fitting brand.

A straightforward LED downlight replacement in a modern Springfield or North Lakes home with plasterboard ceilings sits toward $50. A new lighting installation in an older fibro home with tight roof cavity access, multiple rooms, halogen transformer replacements, and dimmer upgrades pushes toward $250.

Brisbane-Specific Considerations

Brisbane's climate and housing styles create lighting considerations you will not find down south.

Queenslanders and raised homes. Woolloongabba, Paddington, Red Hill, Ashgrove, New Farm. High ceilings (often 3 metres or more) with timber-lined VJ boards and generous roof cavities. This is one of the easiest housing types in Australia for lighting work. The electrician can access the entire ceiling from above, run cables freely, and position downlights without the constraints that plague double-brick or slab-on-ground homes. VJ board ceilings accept downlight cut-outs cleanly, though the timber is harder than plasterboard and may require a different hole saw. Energex manages the distribution network across Brisbane, so any switchboard capacity issues are coordinated through them.

Outdoor entertaining areas. Brisbane's subtropical climate means covered decks, patios, and outdoor kitchens are standard. Outdoor lighting is a separate scope from indoor work. You need IP65-rated fittings (minimum) for sheltered areas, potentially IP66 for fully exposed positions. Ceiling fans with integrated LED lights are enormously popular on covered decks. A typical outdoor lighting job includes 4–8 downlights or wall-mount fittings on a dedicated outdoor circuit with its own RCD protection. UV-resistant housings and lenses are worth specifying, as Brisbane's sun intensity degrades cheap fittings within two to three years.

Post-war fibro and lowset brick. Moorooka, Inala, Sunnybank, Oxley. Lower ceilings with tighter roof cavities. Still generally accessible, but less comfortable to work in during Brisbane's summer heat. These homes commonly have halogen downlights from 1990s–2000s renovations, making them prime candidates for a bulk LED conversion. Your electrician will appreciate not being booked for a roof cavity job in January, when attic temperatures can exceed 60 degrees.

Modern estates. Springfield, North Lakes, Redbank Plains, Yarrabilba. Plasterboard ceilings, standard roof access, and open plans. The most predictable and cost-effective scenario. A common job here is a new-build upgrade from the builder's basic fittings to better-quality downlights with dimmer zones.

Hiring a Licensed Electrician in QLD

In Queensland, all electrical work must be performed by a licensed electrician. The Electrical Safety Office administers electrical licences under the Electrical Safety Act 2002. Verify their licence by searching their name or licence number. A QBCC licence may also be required if the work involves broader building modifications.

A good electrician will:

  • Inspect the roof cavity before quoting, not just the room below
  • Confirm IC-4 requirements based on your insulation layout
  • Recommend IP ratings for any outdoor fittings
  • Provide a certificate of testing on completion

Worth checking:

  • That a certificate of testing will be provided on completion
  • That IC-4 rated housings are included wherever insulation contacts the fittings
  • That the electrician holds a current QBCC electrical licence

How We Calculate

Estimates are based on current licensed Electrician rates in QLD, adjusted for Brisbane's labour market and typical housing stock. All prices include GST. We factor in standard materials (IC-4 rated LED downlights, cable, dimmers where specified), call-out fees, and typical job complexity. Outdoor-rated fittings, switchboard upgrades, or ceiling fan installations are excluded unless specifically included in the job scope. Your Electrician would quote these separately.

Frequently Asked Questions

Are Queenslander homes easier for downlight installation in Brisbane?

Generally yes. Traditional Queenslanders have high ceilings with generous roof cavities that are accessible from above, making cable runs and downlight installation faster than in many other housing types. Your electrician can work from the roof space without cutting into finished ceilings from below.

Do I need weatherproof fittings for outdoor deck lighting in Brisbane?

Yes. Outdoor fittings in Queensland must be IP-rated for moisture exposure, even under covered patios. UV-resistant materials are also important, as Brisbane's subtropical sun degrades cheap plastic fittings quickly. Expect to pay more for outdoor-rated fittings compared to standard indoor downlights.

What compliance certificate do I get for lighting work in Queensland?

Your electrician must provide a certificate of testing on completion. The Electrical Safety Office administers all electrical licences in Queensland under the Electrical Safety Act 2002. A QBCC licence may also be required if the lighting work involves broader building modifications.

Is it worth installing ceiling fans with lights in Brisbane?

Ceiling fans with integrated LED lights are one of the most popular fittings in Brisbane homes, especially on covered decks. They cost more to install than standard downlights because the ceiling mount must handle the weight and vibration of a spinning fan, requiring a reinforced bracket.
