For VJ board ceilings common in Queenslanders, the repair approach differs from plasterboard. VJ boards are tongue-and-groove timber panels, and patching them requires carpentry skills alongside plastering. Small cracks between boards can be filled and sanded, but warped or rotted boards need individual replacement. Some Brisbane plasterers handle both timber and plasterboard work; others will recommend a carpenter for the timber component first.
In Brisbane's humid climate, use moisture-resistant (MR) grade plasterboard for bathroom and laundry repairs. Standard plasterboard absorbs moisture and will fail again in poorly ventilated wet areas. Gyprock Aquachek and Knauf Wetstop are the common MR products (~$15–$20 more per sheet than standard).
What Affects the Cost
- Plasterboard vs VJ board. Standard plasterboard repairs are quick and predictable. VJ board ceilings in Queenslanders need timber-specific repair techniques, and not all plasterers have the carpentry crossover skills.
- Humidity damage. Brisbane's subtropical climate causes moisture problems in bathrooms, laundries, and enclosed spaces without adequate ventilation. When plasterboard absorbs humidity, the paper face delaminates and the gypsum core swells. That section needs replacing, not just patching.
- Roof leak damage. Water stains on ceilings are common after summer storms. If the roof has been fixed and the area is dry, the repair is straightforward. If the roof is still leaking, fix it first.
- Ceiling vs wall. Ceiling work costs more due to overhead access. Queenslanders with 3m+ ceilings and high-set construction add further difficulty and may need scaffolding.
- Number and size of repairs. A single patch carries a minimum callout charge ($150–$300). Multiple repairs across rooms reduce the per-patch cost.
- Access. Queenslanders with high-set construction often provide good access to ceiling cavities from above, which can speed up the job. Slab-on-ground homes and apartments offer no such advantage.
A single plasterboard patch in a modern home at Springfield or North Lakes sits toward $200. Multiple ceiling repairs in a Queenslander with VJ boards, humidity damage, high ceilings, and post-storm water damage pushes toward $1,350.
Brisbane-Specific Considerations
Brisbane's subtropical humidity is a persistent driver of plaster damage. Bathrooms and laundries in older homes without exhaust fans, or with fans vented into the roof space rather than to outside, develop plaster problems faster than in drier climates. The high humidity softens the adhesive bond between plasterboard and compound, and over time cracks reopen and joins bleed through paint. Fixing the ventilation (an exhaust fan vented to outside, meeting the 25 L/s minimum under AS 1668.2) is just as important as fixing the plaster itself.
Queenslander homes across Paddington, Red Hill, Woolloongabba, and Ashgrove typically have VJ board ceilings and walls, not plasterboard. These are tongue-and-groove timber panels, usually hoop pine or Queensland maple, nailed directly to ceiling joists. Repairs involve replacing individual damaged boards, filling gaps with flexible timber filler, and sanding smooth. If a previous owner has lined over VJ boards with plasterboard, the repair approach depends on which layer is damaged. Some homeowners take the opportunity to strip back the plasterboard overlay and restore the original VJ boards, though this is a bigger job than standard repair.
Post-war fibro homes in Moorooka, Inala, and Sunnybank may contain asbestos-based flat sheet products in wall linings and textured ceilings. Homes built between 1945 and 1990 carry the highest risk. Do not sand, drill, or cut into suspect materials without getting an asbestos test first (~$300–$500 for a professional inspection).
Water stains from roof leaks are especially common after Brisbane's summer storms. The temptation is to patch and paint immediately. Wait until the roof has been inspected by a roofer and any flashing, tile, or membrane issues are resolved. Then allow the affected area to dry fully before the plasterer starts. In Brisbane's humidity, drying can take several days even after the leak is stopped.
Hiring a Licensed Plasterer in QLD
In Queensland, the QBCC (Queensland Building and Construction Commission) administers trade licences. QLD has two separate plastering classes: Plastering Drywall (for plasterboard work) and Plastering Solid (for rendering and wet plaster). For standard wall and ceiling repairs, a Drywall licence is appropriate. A QBCC licence is required for work over $3,300 (including GST).
Worth checking:
- Current QBCC licence number, verified on the QBCC licence register
- Experience with VJ board repairs if your home is a Queenslander
- Public liability insurance
- A written quote that separates the plaster repair from any painting
- Whether they use moisture-resistant plasterboard for wet area repairs
If asbestos testing or removal is needed, that is a separate scope handled by a licensed asbestos professional before the plasterer starts.
How We Calculate
Estimates are based on current licensed plasterer rates in the Brisbane metropolitan area, adjusted for property age and typical construction in QLD. All prices include GST. Figures cover standard residential plaster repairs. VJ board restoration, heritage work, and commercial properties may fall outside these ranges.
