Condensate drainage is a bigger deal in Brisbane than in drier cities. The system pulls a lot of moisture from the air in a subtropical climate, and the drain line needs to handle a higher volume of water consistently without blocking. What Affects the Cost
- High-set vs slab construction. Slab-on-ground homes allow simple back-to-back installs ($600–$900 labour). High-set Queenslanders need the pipe run to go down through the floor, along the sub-floor space, and out to the outdoor unit, adding 5–10 metres of copper line at $50–$130/m.
- Humidity and sizing. Brisbane's latent cooling load (moisture removal) means systems need 10–20% more capacity than the room's square metreage alone would suggest. AS/NZS 5141:2018 requires a heat load assessment, which should account for Brisbane's humidity factor. An undersized unit runs constantly without properly dehumidifying, promoting mould growth.
- Pipe run length. Copper refrigerant pipe costs $50–$130/m beyond the standard included length. Even on slab homes, the best indoor position for airflow might not be adjacent to a suitable outdoor wall. Exposed pipework runs $50–$60/m; pipe in duct runs $125/m.

Queenslander homes are the defining feature of Brisbane's installation landscape. The traditional high-set design, raised on stumps with timber-frame walls, presents a specific challenge: the indoor unit mounts on the wall inside the house, but the outdoor unit sits at ground level below. The pipe run goes down through the floor, along the sub-floor space, and out to the compressor. In a pre-war Queenslander in suburbs like Paddington, Red Hill, or Ashgrove, this run can easily be 8–12 metres, even if the units are on the same side of the house.
The flip side is that timber-frame construction makes wall penetration straightforward. No core drilling is needed, and the timber stud walls are easy to route cable through. For newer slab-on-ground homes in the growth areas, including Springfield, North Lakes, Coomera, and Caboolture, installations are fast and predictable.
Brisbane's subtropical climate means aircon is a practical necessity for most of the year. Systems run from September through May, and often overnight for comfortable sleeping during the humid months from December to March. This extended runtime makes energy efficiency ratings matter more than in Melbourne or Adelaide, where the system only runs hard for a few months. Split system installation in Queensland requires an ARC (Australian Refrigeration Council) licence for refrigerant handling. The electrical work, including the dedicated circuit, must be done by a licensed electrician. Electrical licences in Queensland are issued by the Electrical Safety Office (WorkSafe Queensland), and mechanical/refrigeration work falls under QBCC licensing.
Your installer should lodge an Electrical Safety Certificate for the dedicated circuit and provide an ARC job card confirming refrigerant type, quantity, and leak test results. In Brisbane's humidity, also ask about condensate drainage routing, a poorly drained line that blocks or overflows is one of the most common post-install complaints.
