What's Included in the Price

For residential balconies, polyurethane liquid membranes like Sika Sikalastic WPU or Gripset 38 FC ($25–$50/m2 material) are the most common system. They cure to form a seamless, flexible barrier that handles Adelaide's moderate thermal cycling well. For ground-level decks with no room below, cementitious systems like Ardex WPM 002 ($20–$35/m2) offer a budget-friendly option. For balconies over habitable rooms, a structural-grade specification is required with more detailed junction treatment at edges and thresholds.
What Affects the Cost
- Room below. A balcony directly above a bedroom or living area requires stricter waterproofing standards than one over open space or a ground-level slab. Full remediation of a failed balcony over a living space typically costs $20,000 to $25,000.
- Balcony size. Small balconies cost less than large terraces or entertaining areas. Labour rates per square metre improve on larger jobs.
- Repair vs full replacement. Patching one failed area costs less than stripping and replacing the entire membrane, but carries risk if the surrounding membrane is beyond 15 years old.
- Drainage. Adelaide's summer storms can deliver heavy rain in short bursts. If the balcony drainage cannot handle peak flow, corrective screed work ($40–$75/m2) is needed before the membrane is applied.

- Trade availability. Adelaide's smaller trade pool can affect pricing and lead times compared to eastern capitals. Allow extra lead time when scheduling.
- Strata requirements. Apartment balconies may need body corporate approval before work begins, and the balcony slab is typically common property.

Adelaide-Specific Considerations
Adelaide's climate is generally favourable for balcony membranes, but localised challenges and the city's building stock create distinct considerations.
CBD, North Adelaide, and coastal apartments. Adelaide's apartment developments in the CBD, North Adelaide, and along the coast at Glenelg, West Beach, and Henley Beach contain the majority of the city's balcony waterproofing demand. These buildings range from 1990s construction through to recent developments. Older buildings (pre-2010) may have membrane systems approaching the end of their 15 to 20 year service life, even in Adelaide's mild conditions. The Australian Institute of Waterproofing (AIW) notes that lack of appropriate expansion joints in tiled balcony areas is a common cause of membrane failure, regardless of climate.
Mediterranean climate advantage and risk. Adelaide's dry summers and moderate winters are less punishing on membranes than Brisbane's UV or Melbourne's prolonged wet winters. Well-installed polyurethane membranes can last toward the upper end of their 15 to 25 year range in Adelaide. However, this longevity can create complacency: homeowners and body corporates may delay inspection and maintenance because problems develop slowly. By the time a leak appears on the ceiling below, the membrane failure may have been progressing for months or years.
Summer storm risk. When Adelaide does get rain, summer storms can deliver intense downpours. Balcony drainage designed for average rainfall may not cope with peak storm events. Ponding water on a balcony accelerates membrane deterioration and increases the risk of water entering through thresholds and junctions. AS 4654.2 requires a minimum 1:100 fall to drainage points, and the NCC mandates a 50mm step-down from the internal floor level. Both of these requirements exist to manage exactly this storm scenario.
Character home verandahs. In suburbs like North Adelaide, Norwood, Unley, Hyde Park, and Malvern, older homes often have upper-level verandahs over rooms below. These present similar waterproofing challenges to apartment balconies but with the added complexity of heritage materials and non-standard construction. Timber-framed verandahs need movement-capable membrane systems (polyurethane, not cementitious) because the framing expands and contracts with temperature and moisture. For structural concerns with the verandah framing, a structural carpentry assessment should come before waterproofing.
Hills suburbs. Properties in the Adelaide Hills (Stirling, Crafers, Mount Lofty) experience cooler winters and occasional frost. While not as pronounced as Melbourne's freeze-thaw cycle, frost can stress rigid membrane systems. Polyurethane membranes with good elongation properties (300 percent or more) handle this thermal cycling better than cementitious alternatives.
Hiring a Licensed Waterproofer in SA
In South Australia, waterproofing requires a Building Work Contractor's Licence from Consumer and Business Services (CBS). Search for licensed contractors on the CBS licence search.
Ask for:
- Current CBS building work licence covering waterproofing
- Membrane product specification with UV resistance and elongation data
- Written scope covering drainage falls, penetration treatment, and membrane turn-up heights
- Compliance certificate on completion
- Public liability insurance
Worth checking:
- A good waterproofer will check drainage falls and quote to correct them before applying any membrane
- They will specify the membrane product by name and provide the manufacturer's data sheet
- For balconies over habitable rooms, they will recommend full replacement rather than patching if the surrounding membrane is aged
- They will discuss scheduling, as Adelaide's dry conditions suit most of the year, but extreme summer heat (35 degrees and above) can affect curing
