What's Included in the Price
For a reseal: removing deteriorated silicone and grout, preparing joints, and applying new sealant. Materials include bathroom-grade silicone ($12–$18 per tube) and grout. Cement-based grouts such as Davco Sanitized Colorgrout and Ardex FG8 include anti-mould additives. Epoxy grout is an upgrade option that lasts roughly twice as long, does not require sealing, and resists the mineral buildup from Adelaide's harder Murray River-sourced water.
For a membrane replacement: tile removal, stripping the failed waterproofing, substrate repair (including timber framing replacement if rotted), new membrane compliant with AS 3740:2021 Waterproofing of Domestic Wet Areas, pre-tiling inspection, and retiling. Liquid-applied membrane products (Crommelin, Ardex, Davco) are applied in two coats with a minimum 24-hour cure between each. Adelaide's dry conditions help cure times.
A diagnostic callout fee ($80–$150) applies. Flood testing ($100–$200) to confirm membrane failure is available as a separate step before committing to a full strip-out. Cosmetic repair to ceilings, walls, or adjacent rooms is not included and needs a separate trade.
What Affects the Cost
- Leak diagnosis. Surface failures (grout, silicone) versus membrane failures produce vastly different repair costs. A flood test before committing is the single most important step.
- Timber subfloor damage. Adelaide's older character homes in the inner suburbs have timber-framed bathroom floors. Prolonged shower leaks rot the timber, which must be replaced before new waterproofing. Timber remediation can add $1,000–$3,000+ depending on the extent.
- Leak duration. A leak noticed after weeks is cheaper to fix than one that has been running for months or years. Adelaide's dry climate can delay visible symptoms, meaning leaks often run longer before detection.
- Grout type. Epoxy regrout ($800–$1,500) outlasts cement-based ($600–$1,200) and handles Adelaide's harder water supply better than cement grout, which can discolour and deteriorate faster with mineral deposits.
- Shower type. Hobless walk-in showers have more membrane area and complex drainage junctions than step-up (hob) designs. Falls to drain must meet the AS 3740:2021 minimum of 1:80.
- Tile matching. If existing tiles are no longer available, a partial tile repair becomes a full retile, significantly increasing cost.
- Previous repairs. If regrouting or injection sealing has already been tried and failed, the membrane is the issue. The money spent on those repairs is gone.
A grout and silicone reseal on a standard shower hob in a modern Mawson Lakes or Seaford home sits toward $200. A full strip-out in a 1960s Norwood cottage with timber floors, rotted framing, membrane replacement, and retiling pushes toward $3,400.
Adelaide-Specific Considerations
Adelaide's inner suburbs have a concentration of older homes where shower leaks cause more extensive damage than in newer construction. The city also has a smaller pool of specialist waterproofers than Sydney or Melbourne, which can extend booking lead times and push pricing 10–15% higher.
Character homes (Norwood, Unley, Hyde Park, Prospect, North Adelaide). These suburbs have a high proportion of sandstone, bluestone, and older brick homes with timber-framed bathroom floors. When a shower membrane fails, water saturates the timber below. In Norwood and Unley cottages, the bathroom floor joists are often original hardwood, and while they are more resistant to rot than softwood framing, prolonged saturation still degrades them. By the time homeowners notice a damp patch on the ceiling below or a soft spot near the shower base, the framing may already be compromised. Repair in these homes frequently involves cutting out and replacing joist sections before new waterproofing can be applied.
Newer suburbs (Mawson Lakes, Seaford, Munno Para, Gawler East). Concrete slab construction throughout. Shower leaks on slabs track sideways rather than down, appearing as damp patches in adjacent rooms. The structural risk is lower because the slab does not deteriorate from water exposure. Diagnosis can be more complex because the visible damage may appear some distance from the actual leak source. A flood test ($100–$200) isolates the shower as the cause before any tiles come off.
Ageing waterproofing. Many Adelaide bathrooms renovated in the 1990s and early 2000s are reaching 20 to 30 years old. Original waterproofing membranes in these homes are at or past their typical 15-to-20-year lifespan. If your shower is from that era and you are seeing any signs of moisture, a proactive flood test can confirm the membrane condition before damage escalates.
Dry climate masking. Adelaide's relatively dry climate (annual rainfall ~540mm) means shower leaks can persist for months or even years before visible symptoms appear. In Brisbane, mould from a leaking shower appears in weeks. In Adelaide, the same leak may produce only a faint musty smell or slight discolouration near the shower base for a long time before obvious staining or dampness shows up. Investigating subtle early signs promptly can prevent a small reseal from becoming a full strip-out.
Hiring a Licensed Waterproofer in SA
Shower leak repair involving membrane work requires a Building Work Contractor's Licence. In SA, waterproofing of wet areas is specifically listed as building work under the Building Work Contractors Act. Verify credentials through Consumer and Business Services (CBS). Search for licensed contractors on the CBS licence search.
A good waterproofer will offer a flood test before recommending a full strip-out, provide a written quote separating diagnostic, waterproofing, and retiling costs, and issue a compliance certificate on completion.
Worth checking:
- Current CBS building work licence covering waterproofing (verify on the CBS licence search)
- Flood test or leak detection offered before committing to a full strip-out
- Compliance certificate issued on completion
- Pre-tiling inspection confirmed if membrane is replaced
- Written scope clarifying whether retiling is included or quoted separately
How We Calculate
Estimates are based on surveyed rates from licensed waterproofers in the Adelaide metropolitan area, adjusted for typical construction types in SA. All prices include GST. Figures cover standard residential shower leak repairs. Full bathroom waterproofing and cosmetic repairs to adjacent rooms are excluded.
