At a Glance
There is a large gap between resealing a shower and replacing its waterproofing membrane. In Adelaide, a reseal with new silicone and grout is a minor job. A full strip-out with membrane replacement and retiling is a significantly larger scope. The difference is whether the problem is at the surface or underneath it. Repair costs range from $200 to $3,400 per job, and getting the diagnosis right determines which end you land on.
What's Included in the Price
For a reseal: removing deteriorated silicone and grout, preparing joints, and applying new sealant. For membrane repair: tile removal, stripping the failed waterproofing, substrate repair, new membrane compliant with AS 3740 Waterproofing of Domestic Wet Areas, pre-tiling inspection, and retiling. A diagnostic callout fee applies. Flood testing to confirm membrane failure is available as a separate step before committing to a full strip-out.
What Affects the Cost
- Leak diagnosis. Surface failures (grout, silicone) versus membrane failures produce vastly different repair costs. Get a proper diagnosis first.
- Timber subfloor damage. Adelaide's older character homes often have timber-framed bathroom floors. Prolonged shower leaks rot the timber, which must be replaced before re-waterproofing.
- Leak duration. A leak noticed after weeks is cheaper to fix than one that has been running for months or years.
- Shower type. Hobless showers have more membrane area and junctions than step-up designs.
- Tile matching. If existing tiles are no longer available, a partial tile repair becomes a full retile.
- Previous repairs. If regrouting or injection sealing has already been tried and failed, the membrane is the issue.
A grout and silicone reseal on a standard shower hob in a modern Mawson Lakes home sits toward $200. A full strip-out in a 1960s Norwood cottage with timber floors, rotted framing, membrane replacement, and retiling pushes toward $3,400.
Adelaide-Specific Considerations
Adelaide's inner suburbs have a concentration of older homes where shower leaks cause more damage than in newer construction.
Character homes. Norwood, Unley, Hyde Park, Prospect, North Adelaide. These suburbs have a high proportion of sandstone, bluestone, and older brick homes with timber-framed bathroom floors. When a shower membrane fails, water saturates the timber below. Unlike concrete slabs, timber deteriorates under persistent moisture. By the time homeowners notice a damp patch or soft spot, the framing may already be compromised. Remediation of the timber framing adds to the scope and cost.
Newer suburbs. Mawson Lakes, Seaford, Munno Para, Gawler East. Concrete slab construction throughout. Shower leaks on slabs track sideways rather than down, appearing as damp patches in adjacent rooms. The structural risk is lower because the slab does not deteriorate, but diagnosis can be more complex because the visible damage may be some distance from the leak source.
Ageing waterproofing. Many Adelaide bathrooms renovated in the 1990s and early 2000s are reaching the age where original waterproofing starts to deteriorate. If your shower is from that era and you are seeing any signs of moisture, a proactive flood test can confirm the membrane condition before damage escalates.
Dry climate. Adelaide's relatively dry climate means shower leaks can persist longer before visible symptoms appear compared to humid cities. Do not dismiss subtle signs like a faint musty smell or slight discolouration near the shower base.
Hiring a Licensed Waterproofer in SA
Shower leak repair involving membrane work requires a licensed building contractor. In SA, waterproofing of wet areas is specifically listed as building work requiring a Building Work Contractor's Licence from Consumer and Business Services (CBS). Search for licensed contractors on the CBS licence search.
Ask for:
- Current CBS building work licence covering waterproofing
- Flood test or leak detection results before committing to strip-out
- Compliance certificate on completion
- Pre-tiling inspection if membrane is replaced
Red flags: Recommending a reseal when there are clear signs of water reaching beyond the shower area. Jumping to a full strip-out without testing the membrane first. No licence number.
How We Calculate
Estimates are based on surveyed rates from licensed waterproofers in the Adelaide metropolitan area, adjusted for typical construction types in SA. All prices include GST. Figures cover standard residential shower leak repairs. Full bathroom waterproofing and cosmetic repairs to adjacent rooms are excluded.
