Materials (tiles, adhesive, levelling compound, grout) account for 35–45% of the total. Labour makes up the rest, with floor preparation and soil-related precautions adding meaningfully in affected suburbs.
What Affects the Cost
- Reactive clay soils. Parts of Adelaide sit on reactive clay that expands in wet winters and contracts in dry summers. This seasonal movement cracks rigid floor tiles and breaks grout lines. In affected areas, the tiler needs flexible adhesive (more expensive than standard adhesive) and additional movement joints at closer intervals than the standard 4.5m, which adds to both material and labour costs but prevents cracking.
- Total area. Larger areas get better per-square-metre labour rates. Adelaide's newer homes have open-plan layouts of 40–60m2 that suit bulk tiling. Volume discounts of 10–15% on labour are common above 40m2.
